Airbnb's 15.5% host-only fee: what it means for your direct bookings

If your Airbnb payouts looked smaller this fall, this is why. Airbnb has moved hosts from the old split fee, where the guest paid most of the service fee, to a single fee that comes out of your payout. Here's what changed, what it costs on a real booking, and what it means for the bookings you take yourself.
What changed
Under the old split fee, you paid a small fee and your guest paid a bigger one on top of your price. Airbnb's own example: you set $100 a night, guests saw $115, and you earned $97.
Now there's one fee, and you pay it: 15.5%, taken from most hosts’ payouts; some pay 14% to 16%. Airbnb says the single fee is mandatory for most hosts, including hosts who use property management software. It comes off your nightly price and any fees you add, like a cleaning fee or a pet fee.
Airbnb gave hosts until September 15, 2026 (outside the European Economic Area) and October 13, 2026 (inside it, or in Switzerland) to adjust their prices. If you didn't, Airbnb's example is plain: keep your price at $100 and you now earn $84.50 a night, not $97.
What it costs on a real booking
Take a week at $1,500, cleaning fee included. Through Airbnb you keep $1,267.50, and Airbnb keeps $232.50. Booked on your own website, you keep the $1,500, less your card processing fee.
Over a year, a home taking $60,000 through Airbnb pays $9,300 in fees. If a quarter of those bookings came to you direct instead, you'd keep $2,325 of it.
Why a direct booking is worth more than it was
Under the split fee, a guest who booked you direct mostly saved themselves the guest fee. You saved very little. Now the whole fee comes out of your side, so the saving is yours. On Airbnb's own example, a $115 night earns you $97 on Airbnb, and $115 on your own site, less the card fee. Whether you keep the difference or share some of it with your guest is up to you.
What it doesn't change
It's a reason to take more bookings direct. It isn't a reason to leave Airbnb, and no software makes the fee go away: every booking that comes through Airbnb pays it, whatever runs your calendar. The only booking that doesn't is one that never goes through Airbnb.
For most hosts, Airbnb is still where new guests find you. Keep it for that, and make it easy for the guests who would happily book you direct to do it. Keep to Airbnb's rules while you do: you can't use your listing or Airbnb's messages to send guests to your own site. Here's what you can do to get repeat guests booking direct.
Where Lettiva fits
We build your own direct booking website for you, from the listings you already have, with the calendar and payments behind it. Guests pay you directly into your own Stripe account, with your name on their card statement, and we take no commission: you pay a flat monthly price for each home.
